Self-build household
Owns land and incrementally builds, extends or renovates. Design and engineering services can be introduced at multiple construction stages.
Economic growth becomes a residential opportunity only when it reaches households with sufficient purchasing capacity, access to finance, confidence in the place and a reason to improve, extend or build a home.
HCES 2023–24 shows a substantial rural consumption base and continued narrowing of the urban-rural consumption gap. Non-food expenditure is already 52.96% of rural MPCE and 60.32% of urban MPCE. That matters because housing, furnishings, repairs, services and construction inputs sit within the household's broader non-food capacity.

Income generated elsewhere is translated into a house in the family village or small town. This can create demand disconnected from local wages.
A household member works in a city or abroad but eventually invests in a better regional home, often with stronger expectations around design and interiors.
Shop, workshop, farm-linked enterprise or service business produces income and frequently shares the same plot or settlement ecosystem with the home.
Households deliberately value land, views, climate, water, access and family/community ties — creating a premium beyond conventional urban price comparisons.
Industrial, education and service corridors can create families moving from rental accommodation toward ownership as employment stabilises.
RBI's housing-finance framework recognises finance for purchase, construction, reconstruction, renovation and repairs of residential dwelling units. For Vasundhara, this means housing demand should include the enormous existing-home improvement market, not just new-build transactions.
Plot + construction finance, self-build and contractor-led construction.
Structural repairs, extensions, kitchens, bathrooms, roofs, insulation and climate adaptation.
Furniture, storage, lighting, finishes and locally appropriate interior design.
A prosperous household is not automatically a client. The opportunity emerges when household capacity meets land control, construction confidence, access to skilled professionals, material availability and a compelling reason to build or improve.
Income, consumption, savings, remittances and enterprise cash flow.
Land ownership, inheritance clarity, title confidence and plot suitability.
Architects, engineers, contractors, materials, finance and digital discovery.
Family status, lifestyle, education, landscape, privacy and cultural preferences.
Employment durability, infrastructure execution and confidence in the settlement.
The point where a household moves from wanting a better home to commissioning design/build services.
The housing screen will combine household consumption · economic output · enterprise income · employment · financial depth · land control · connectivity · talent · housing stock · construction access.
Parts 1–7 now form a complete screening chain: national prosperity → district/corridor prosperity → talent → connectivity → enterprise/industry → household capacity → housing demand.
Part 8 is the synthesis layer. It consumes Parts 1–7 as evidence dimensions and converts them into candidate systems and theatre-level screening. Part 7 itself does not rank or select candidate theatres.

MoHUA's current statistics dashboard reports 118 lakh PMAY-U houses sanctioned and 83 lakh completed. PMAY-G continues to operate through household-level eligibility, geo-tagged construction monitoring and the AwaasPlus 2024 identification process. These programmes are not measures of private premium demand, but they demonstrate why the national housing market must be split into distinct demand regimes.
Track sanctioned, completed and incomplete public housing by district/block as a housing-stock and settlement-quality signal, not as private market demand.
PMAY-G's eligibility logic itself distinguishes rural households by housing condition, land, vehicle ownership, income and enterprise characteristics. Those variables are useful for constructing a household segmentation layer.
For Vasundhara, the missing evidence remains private: approvals, construction starts, contractor activity, material movement, architect commissions, renovations and owner-builder spending.
