INDIA INTELLIGENCE · PART 6 · ENTERPRISE & INDUSTRIAL GEOGRAPHY INTELLIGENCE

The next residential market follows the enterprises that create the next livelihoods.

Enterprise density, industrial investment and employment engines are the missing economic layer between a national growth story and a viable residential catchment. Vasundhara maps where production, services, logistics and small business are actually accumulating — then translates that geography into housing demand, professional demand and building opportunity.

9.50 crUdyam + UAP registrations shown on the official dashboard in September 2026.
42.15 cremployment associated with Udyam + UAP registrations on the same dashboard.
7.92 crunincorporated non-agricultural establishments estimated by ASUSE 2025.
₹2.40 lakh cractual investment reported under 14 PLI sectors through March 2026.

Research principle: an enterprise count is not automatically an economic opportunity. The signal becomes useful when enterprise density, investment, employment, connectivity, talent and household capacity overlap.

01 · THE ENTERPRISE BASE

India's economic geography is far more distributed than its headline corporate geography.

The official Udyam dashboard is now large enough to act as a national enterprise-distribution signal. It combines formal Udyam registrations with the Udyam Assist Platform, which brings informal micro-enterprises into a registration framework. The two populations must not be interpreted as identical to the number of economically active firms, but together they reveal where formalisation and enterprise participation are spreading.

For residential intelligence, we will use Udyam/UAP as an enterprise-density layer, then validate it against employment, credit, district output, industrial investment and connectivity.
02 · THE INFORMAL ECONOMY

Rural and small-town demand cannot be understood from registered companies alone.

ASUSE 2025 estimated 7.92 crore unincorporated non-agricultural establishments. Compared with ASUSE 2023-24, the sector's estimated establishment count rose 7.97%, workers 6.18% and GVA 10.87%. The survey also found strong digital adoption: more than half of trading establishments used the internet for entrepreneurial purposes in 2025; overall establishment internet use was 39.4%.

MICRO ECONOMIES

Shops, workshops, services

These establishments often sit inside the same towns and villages where housing demand is generated. Their geography matters for residential catchments even when they never appear in a conventional industrial database.

FEMALE ENTERPRISE

Women-led manufacturing

ASUSE 2025 reported that female proprietors headed more than 60% of manufacturing establishments during the survey period. Enterprise intelligence must therefore avoid a purely male industrial-employment lens.

DIGITAL FORMALISATION

Small businesses are becoming more legible

Digital payments, online operations, Udyam registration and GST-linked records make previously invisible economic activity increasingly measurable.

03 · INDUSTRIAL INVESTMENT

Manufacturing investment creates secondary residential markets far beyond the factory gate.

PLI schemes across 14 strategic sectors reported actual investment above ₹2.40 lakh crore through March 2026. The same programme reported more than 14.15 lakh jobs on a direct-and-indirect basis. The important Vasundhara signal is not the national total; it is the spatial concentration of individual value chains and their supplier ecosystems.

AUTOMOTIVE

₹44,326 crore investment

PLI-Auto reported 67,820 employment through March 2026, with manufacturing units distributed across major industrial states. Automotive ecosystems create suppliers, logistics, technicians and service businesses in addition to plant employment.

SOLAR

₹64,873 crore investment

High-efficiency solar PV modules represented the largest reported PLI investment among the listed sectors through March 2026, creating a powerful industrial-geography signal around manufacturing locations and their supply chains.

FOOD & TEXTILES

Distributed employment engines

Food products, textiles and related value chains can reach much deeper into secondary cities, industrial clusters and rural production belts than a conventional metro-centric model suggests.

04 · INDUSTRIAL CORRIDORS

The corridor is the economic unit. The node is the ignition point.

NICDC's programme spans 11 industrial corridors and 32 projects. By 2026, the national system includes developed industrial smart cities, projects nearing completion and new nodes being built under the National Industrial Corridor Development Programme.

ZaheerabadHNIC₹10,000 cr investment potential; 174,000 jobs potentialHigh-priority node for testing industrial-led secondary-city housing demand.
05 · BHAVYA & THE NEXT WAVE

Plug-and-play industrial parks can create new economic geography before conventional city rankings catch up.

BHAVYA, approved in March 2026 with an allocation of ₹33,660 crore, is intended to develop 100 plug-and-play industrial parks. The programme emphasises pre-approved land, ready infrastructure, integrated services and multimodal connectivity.

Vasundhara screening rule: treat announced parks as future catalysts, not current prosperity. Upgrade their residential score only when land, infrastructure, investment and employment evidence moves through the execution chain.
06 · ENTERPRISE → RESIDENTIAL TRANSLATION

We are not looking for the biggest factory. We are looking for the widest economic spillover.

DIRECT

Plant & workforce

Workers, managers, technicians, vendors and service staff create immediate housing demand.

INDIRECT

Supplier ecosystem

Fabricators, logistics operators, maintenance firms, food services and professional suppliers widen the catchment.

INDUCED

Town economy

Retail, education, healthcare, finance, hospitality and construction respond to accumulated household income.

RURAL SPILLOVER

Peri-urban villages

Land conversion, worker housing, home extensions, rentals and local contracting can spread well outside the formal node.

PROFESSIONAL

Design & engineering demand

Industrial growth generates warehouses, offices, worker housing, schools, clinics, retail and private homes — all requiring design and engineering.

MATERIAL

Construction supply

Cement, steel, stone, tiles, timber, fabrication and specialist trades create their own local economic network.

07 · THE VASUNDHARA ENTERPRISE SCORE

A corridor's enterprise score is a vector, not a single number.

Every future district/corridor dossier will screen six enterprise dimensions: enterprise density · industrial investment · employment intensity · value-chain depth · formalisation · residential spillover.

The final score will be cross-checked against the previous intelligence layers: prosperity, district output, financial depth, talent and connectivity. No enterprise layer will independently determine a residential market.
08 · INITIAL NATIONAL SCREENING

Where we will look next.

Malwa & Central India

Indore–Ujjain–Pithampur–Dewas–Ratlam: manufacturing, logistics, services and the existing Vikram Udyogpuri/NICDC architecture.

Gujarat manufacturing belt

Ahmedabad–Vadodara–Anand–Bharuch–Surat: industrial depth, chemicals, engineering, textiles, food and logistics.

Tamil Nadu production belt

Chennai–Bengaluru–Hosur–Coimbatore–Tiruppur: automotive, electronics, textiles, engineering and export-oriented manufacturing.

Telangana–Andhra nodes

Hyderabad–Zaheerabad–Orvakal–Kopparthy: industrial-node development combined with major urban and logistics anchors.

Eastern growth nodes

Durgapur and the wider East Coast/East India industrial geography: manufacturing, logistics and the next corridor architecture.

North & Himalayan foothills

Haridwar–Rudrapur–Khurpia and connected plains: manufacturing, logistics, tourism/service economies and rural spillover.

RESEARCH DISCIPLINE

Industrial announcements are not residential demand.

Vasundhara will distinguish announced → sanctioned → land assembled → infrastructure under construction → operational → producing → hiring. Only the latter stages receive strong current-market weight. Future stages remain valuable as option intelligence.

RESEARCH UPDATE · 24 SEPTEMBER 2026

Enterprise geography now has a live national formalisation signal.

As of 23 September 2026, the Ministry of MSME dashboard reported 9.65 crore MSME registrations when Udyam and the Udyam Assist Platform are combined, with 42.72 crore associated employment. The same dashboard separates manufacturing, services and trading activity. These figures are powerful indicators of the scale of formalisation, but they are not a count of unique active firms or a direct measure of residential demand.

Manufacturing1.91 crore registrations on the dashboard's activity classification provide a national manufacturing signal, but node-level validation must use industrial-area records and operating units.
Services3.72 crore registrations reinforce the importance of service economies around cities and small towns; actual professional-household demand still requires local observation.
Trading4.04 crore registrations show the breadth of distributed commerce. Trading density should be treated as an economic-support signal, not automatically as a construction-demand proxy.
Geographic descentThe next enterprise screen should combine Udyam district data with industrial-area plot/unit records, employment evidence and local construction/service ecosystems.

Primary source: Ministry of MSME Performance Smartboard, real-time snapshot dated 25 September 2026. Method note: Udyam + UAP registrations include formalised informal micro enterprises; the figures should not be interpreted as unique active enterprises.
